This inspection is a Pre-Listing inspection with no formal report. Seller is informed of issues that might create a problem with the sale of their home.
Home Seller Inspection Plus
This inspection is contracted by the seller, includes a formal report and covers all major systems of the house. It is an honest, up-front inspection to inform the seller of problems that might arise during the transaction.
Commercial Purchase and Lease Inspections
For the business owner these inspections ensure that you have all the necessary facilities and utilities necessary for your new location. With information provided by you I can go over the property and give statistics and locations of prime services needed for your business. Of course, I will also be looking for building issues that will effect your business.
Rehab Inspection Standard
This inspection is an in-depth inspection with a report that calls out the issues that will be necessary to address prior to marketing. Included with the report is a cost estimate statement (of the not-to-exceed type). Rehabers will be able to use this information to develope a profitability report. Don't let someone unfamiliar with rehabs do your inspection, it will cost you money. Jack has been doing rehabs and restorations for 20 years. Let him work for you.
Investors Walk-Thru

Manufactured Home Foundation Certifications
If you are selling or buying a manufactured home, then most likely a foundation certification will be required. For all FHA and VA loans, an engineer's foundation certification is required that states that the home is placed on a permanent foundation that complies with the "HUD Permament Foundation Guide for Manufatured Homes", dated 1996 by the US Department of Housing and Urban Development (HUD).
